
Oak Creek Architectural Review Committee
As with most homeowners’ associations, an Architectural Review Committee (or similar named committee) is established through the HOA governing documents for the purpose of enforcing the architectural controls of this single family residential home subdivision.
ARC is responsible for maintaining and monitoring the architectural harmony of the structures within the Oak Creek Subdivision. Any exterior proposed additions, changes, or improvements need to be submitted for approval by the ARC. These exterior items include, large tree removal, new mailbox, shed, roof replacement, room additions and must conform in workmanship and materials as set forth by the ARC. This committee is happy to answer any questions or provide suggestions as to the best means of achieving compliance and mutual acceptance.

To expedite the process, please fill out and submit The Building Group’s Form for ARC Submission. Please know that ARC will receive the form and email you what they need in order to properly review, meet and provide a determination in a timely manner.

Typically for any small EXTERIOR project, ARC requests the following depending on the scope and nature of the exterior project:
This can include proposed tree removal, new mailbox, driveway, or siding.

Email ARC an explanation of the project or what you would like to do

Add photos of what is being removed, being added or changed would be helpful

ARC may request material verification either via a sample or photos emailed

ARC may request proof of size or dimensions of outgoing items or what is being added
When those items are received, the ARC will meet to assess if additional items are needed to properly review the project.
Typically for any BUILDING project, ARC requests the following depending on the scope and nature of the project:

Architectural plans and renditions (any and all additions will require professional plans)

Project sitemap on current survey or on an old survey confirming no site changes

Contractors / Subcontractors Proposals (pricing not necessary)

Contractors Certificate of Insurance (to ensure site safety for the community)

Material samples to verify compliance to covenant requirements and materials quoted are materials used
When those items are received, the ARC will meet to assess if additional items are needed to properly review the project.
Typically for any ROOFING project, ARC requests the following depending on the scope and nature of the project:

Is proposed roofing on the approved list?

If yes, which one and provide a sample as per below

If not, please provide all the manufacturers’ specifications of the roofing and a sample for ARC to review and assess. ARC will not consider any product that is not considered an ‘ultra-high definition’ (UHD) multi-layer architectural product.

Roofing
Roofing Materials for Oak Creek:
Article IV Section 2. Powers and Duties of Architectural Review Committee:
All plans and specifications and any other necessary information shall be filed with the Architectural Review Committee for approval or disapproval prior to the commencement of construction by an owner(s) or occupant(s). Any and all buildings and structures upon said lots must be submitted and approved by the Architectural Review Committee and must conform in workmanship, materials and architectural harmony to other structures thereon. Such plans and specifications shall be approved or disapproved by a majority vote of this Committee within thirty (30) days of the day on which such plans and specifications are submitted for consideration and a written report shall be transmitted by the Committee to the applicant, either approving the proposed plans and specifications or disapproving the same and stating the reason(s) therefore. In the event this Committee fails within such thirty (30) day period, to approve or disapprove such proposed plans and specifications, and in the further event no suit to enjoin the proposed construction has been filed within a thirty (30) day period after the commencement of construction, then the provisions of this Declaration shall be deemed to have been complied with and written approval shall not be required.
Article III, Section 12 C) Roofing: Cedar, clay tiles, cement tile, and other natural materials are the recommended materials. The Architectural Review Committee may approve other materials if they feel they are consistent with the architecture for the dwelling being constructed and keep with the spirit of development of Oak Creek Subdivision. The decision of the Architectural Review Committee shall be binding.
At the January 9, 2012 homeowners meeting the Architectural Review Committee submitted the following proposal to the board which was approved by the board:

The Architectural Committee must be provided with a sample of the alternate material to be used for final approval prior to the installation on the roof.
Satellite Dishes
At the October 2015 the follow was proposal was presented by the Architectural committee and approved by the board.
1. These devices may not be placed further forward than 15 feet from the rear of the residence.
2. If placement is on a roof, facer board, or chimney, the device shall not be visible from the street.
3. If placed on the ground, the device must be shielded from street view by appropriate shrubbery.
4. The Architectural Review Committees placement judgment will be final.
Existing Dishes are grandfathered in. If they are moved they need to conform to the above.
Background: From the Oakcreek Covenants:
Article III, Section 12E: … satellite dishes which do not exceed one meter in diameter may be placed, allowed and maintained on lots or improvements subject to any applicable guidelines adopted by the Board of Directors or its duly appointed Committees.
